Just because its “New Construction” doesnt always mean it is in perfect condition and this example shows the importance of having your new construction home inspected. We performed an inspection for the buyer and the roof was covered in broken tiles. The roofers were working on the next house over at the time of inspection. The roofing contractor ended up replacing 119 tiles for the buyer. Our clients 3 nextdoor neighbors had us out to inspect their new roofs and 2 of the 3 were in similar condition.

At the start up of this new A/C system, it was discovered that the condensate drain line was disconnected or not properly connected in the wall behind the unit. Condensate was seen flowing out from behind the wall and under the tile flooring where it finally ran out on to the garage floor. The only way to repair was by cutting a hole in the wall from the bedroom closet that was adjacent to this area. It could have been a lot worse and caused a lot more damge if it was not discovered so quickly.
